Information

Melilla is a Spanish semi-enclave on the African coast, a large and strategically important port that has the right to duty-free import and export of goods, and therefore attractive to many trade organizations. Despite its geographical location, Melilla is called one of the few preserved to this day corners of Old Europe, where more than 900 architectural buildings in Art Nouveau style have survived, as well as many more ancient architectural monuments.

Real State

Melilla is a small area, which also preserved a lot of residential buildings of more than a century development. Therefore, real estate here is quite expensive in comparison with the continental regions of Spain. Sale and lease of  apartments in Melilla is the most affordable option to become the owner of housing in the country. But the prices here start from 80 000 euros. In addition, for this amount you get a small apartment of 40-60 square meters in an old high-rise building

Sale and lease of apartments in Melilla at a price of 120 000 euros is already more comfortable housing, with an area of 75-100 square meters, in a newer house and with partial or full furnishings. Offers in new buildings usually start from 150 000 euros.

Sale and lease of houses in Melilla is quite expensive. There are few offers, because of the limited territory of the autonomy and predominantly urban development. However, if you are ready to spend 200 000 - 250 000 euros, then you can fully expect a comfortable 1-2-storey housing with full furniture and a total area of 150-200 square meters. Since autonomy is quite compact, choosing a place to live should not be guided by the place - better pay attention to the area, comfort and cost.

Sale and lease of houses in Melilla is a profitable sphere of housing business. The great majority of offers here refer to the elite class. Therefore the prices from 300 000 and above is quite widespread phenomenon. However, for most visitors, offers of 500,000 euros are interesting. The purchase of residential or commercial real estate for this amount gives foreign citizens a number of privileges

  • The basis for obtaining a residence permit

  • Schengen multivisa for yourself and family members for a period of six months;

  • The ability to take mortgage loans in Spanish banks;

  • The ability to fully manage the acquired living space and make profit from it

It is quite difficult to buy a land plot in Melilla, because the territory of the autonomy is very limited. In general, there are offers for commercial development with a building permit and an approved project. But the cost of such plots is rarely less than 100,000 euros.

Transport

In the suburbs of Melilla, there is an airport that accepts flights from Malaga, Almeria, Granada, Barcelona and Madrid.

Also you can get to the autonomy from the mainland Spain by ferry - from Malaga or Almeria. The journey takes 3-4 hours, the cost ranges from 200 to 300 euros - depending on the season, time of departure and the transport operator.

You can get to Melilla from the territory of Morocco by car or bus.

Inside the autonomy there is a developed network of bus services. Also there are taxis, but their services are not in great demand, as the territory is small.

Attractions

Melilla is a very specific city, outwardly resembling one of Old Barcelona districts. However, at night the city comes alive - after all, there are a lot of tourists attracted by the beautiful beaches of the autonomy. The main attractions of the city are numerous monuments of architecture, among which are preserved the citadel of the Middle Ages, and Gothic cathedrals. There are many architectural monuments of the Art Nouveau era here. Since the city is small (from the center to the outskirts is only 2.5-3 km), it is possible to go round the entire Melilla in just a day.

The kitchen in Melilla is typical for all Mediterranean regions. However, due to the neighborhood with the Arab culture it absorbed many Islamic traditions.

Many people visit Melilla for shopping. Indeed, thanks to the port-franco status, prices are significantly lower than in mainland Spain.
