Information

Ceuta is an autonomous city in Spain, located on the territory of the African continent - directly opposite Gibraltar. The warm and mild Mediterranean climate, typical for the Maghreb coast, is one of the main attractions of this autonomy. Numerous architectural monuments, some of which have been preserved here since the time of the Arab and even Byzantine rule, makes Ceuta even more attractive.

Real State

Ceuta is a small semi-enclave, separated from Morocco by the Seutian wall. Therefore, real estate offers are extremely limited. Sale and lease of apartments in Ceuta is more expensive than in many other Spanish regions. The prices here start from 80 000 euros per apartment. In general, this is a medium class apartment with an area of 70-80 square meters with full or partial furniture.

Due to the extreme limitations of the territory, there is not a lot of old housing here and it is quickly demolished and replaced with newer, high-rise and expensive ones. But the sale and lease of apartments in Ceuta is mainly related to the category of middle and elite real estate. The most common are expensive offers - from 100 000 euros and above. For example, for 150 000 euros it is possible to buy an elite two-level apartment with a good location and an area of more than 300 square meters.

Sale and lease of houses in Ceuta is less common than offers of apartments. It is connected with the deficit of the territory. Offers here usually start from 250 000 euros.

Sale and lease of houses in Ceuta in great majority is carried out in the category of elite housing. Therefore, we should not be surprised at prices of 500,000 euros or more. By the way, according to the Spanish laws, such acquisitions are very beneficial, since foreign citizens are granted the following privileges:

  • The basis for obtaining a residence permit

  • Schengen multivisa for yourself and family members for a period of six months;

  • The ability to take mortgage loans in Spanish banks;

  • The ability to fully manage the acquired living space and make profit from it

In addition, the purchase of housing in Ceuta is also beneficial because this region is free of taxation. Therefore, you can completely leave to yourself a considerable income from renting out a house to tourists.

It is very difficult to buy a land plot in Ceuta. Offers are extremely rare and mostly deal with commercial development projects with a permit and approved project. Therefore, the cost of 100 000 - 200 000 euros is the minimum that can be talked about.

Transport

In Ceuta there is no own airfield, there is no railway transport because of the autonomy’s small size. The easiest way to get to the city from the mainland Spain is by ferry. 20 regular voyages depart from Algeciras to Ceuta daily. The journey takes about an hour. The cost of the ticket, depending on the transport operator, season and time of departure, ranges from 112 euros to 220 euros.

The city itself has well-developed public transport in the form of shuttle buses connecting all areas of Ceuta, as well as buses going to the territory of Morocco. The taxi is less popular, because it is quite expensive. Moreover, the territory of the autonomy is quite small.

Attractions

The main attractions of Ceuta are its historical monuments. Since the city is small, you can see them all in one day. You can do it yourself, but it's better to use the services of a professional guide - for 70-80 euros.

The region does not have its own cuisine - almost all the recipes have been copied from the dishes, which are traditional for Murcia. So if you have not visited this Spanish province, be sure to try the Murcian meat cake in Ceuta.

Several major national holidays are celebrated in Ceuta. So on the Day of Autonomy of Ceuta on September 2 are held large-scale marches and concerts, with fireworks and salutes.

An unusual holiday, Day of the backpack, is celebrated on November 1. All non-employed inhabitants of the autonomy leave the city on that day and go for a picnic.
